1. What YourParcel is
YourParcel (“we”) provides a web application that helps a property owner assemble a presentation supporting an appeal of their own property tax assessment. You supply the facts about your property. The software organises them, performs arithmetic, and produces a PowerPoint and PDF.
2. What YourParcel is not
We are not attorneys, licensed appraisers, property tax consultants, or tax advisers, and nothing here is legal, tax, or appraisal advice. We do not represent you, appear on your behalf, negotiate with any assessor, or act as your agent in any proceeding. You file your own appeal and speak for yourself.
The valuation figures the software produces are arithmetic applied to inputs you chose. They are not a certified appraisal and should not be described as one to any assessor or board.
3. Filing deadlines — read this one
The app shows filing deadlines and procedures for your jurisdiction. This information is provided for planning purposes only. Deadlines are set by state law and local practice, they change, and they vary by county and sometimes by township.
Some records in our database are marked verified— checked against a statute or the jurisdiction’s own published information. Others are marked unconfirmed, compiled from secondary sources that did not agree with each other. Both are shown with that label, and both require your confirmation.
You are responsible for confirming your own deadline with your jurisdiction before you rely on it. A missed deadline generally cannot be cured, and we are not liable for one.
4. Your licence
On payment you may generate and use the exported files for an appeal on the property you identified, and for your own records. You may show them to your assessor, board, attorney, agent, or anyone else involved in your appeal. You may not resell the software, use it to produce appeals commercially for other people’s properties, or redistribute it as a product of your own. If you want to use it across a portfolio or on clients’ properties, email us — that is a conversation we are happy to have.
5. Payment and refunds
The price is shown before you pay and charged once, per property. Sales tax is added at checkout where your jurisdiction requires it. Payments are processed by Stripe, who act as merchant of record and remit that tax. Our refund policy forms part of these terms: if your assessment is not reduced, we refund you in full, and you may also cancel within 30 days of purchase before filing. Refund claims go to refund@assessedtoohigh.com.
6. Your work lives in your browser
Your appeal, including photographs, is stored on your own device and not on our servers. This means we cannot recover it if you clear your browser data, switch devices, or use private browsing. Export your files when you finish. See our privacy page for the full accounting.
7. No guarantee of outcome
We do not promise that your assessment will be reduced, that any board will accept your evidence, or that any particular saving will result. The remedy if your appeal does not succeed is the refund described above, and that is the only remedy we offer for an unsuccessful appeal.
8. Limitation of liability
To the fullest extent the law allows, our total liability to you for any claim arising out of the service is limited to the amount you paid us. We are not liable for indirect or consequential losses, including additional property taxes, missed deadlines, penalties, or lost opportunity. Some jurisdictions do not allow these limits, in which case they apply to you only as far as the law permits.
9. Acceptable use
Do not submit information you know to be false, use the service to misrepresent a property to a taxing authority, or attempt to circumvent payment. The credibility of an appeal rests on its accuracy, and so does yours.
10. Changes and termination
We may change these terms; the effective date above will change with them, and material changes will be noted. We may suspend access for a breach of section 9. Your exported files remain yours.
11. Governing law
